The purchase process

Investing in a buy-to-let property in Chicago is a simple and straightforward process which we have highlighted below.

 

  1. Agree your budget.
  2. We source property/properties within budget.
  3. Deposit of $2,000 paid to secure each property.
  4. Purchase Contract and Management Agreement to be signed by both parties.
  5. Balance paid to Title Company’s escrow account at time of closing.
  6. Property transferred to client’s name and Deed issued.

The demand for good quality, yet affordable housing is high in Chicago.

Chicago has the second largest public housing program in the U.S. with the administration of over 36,000 Housing Choice Vouchers, that allow low-income families to rent in the private market.

HUD’s Section 8 housing voucher program encourages the disadvantaged to seek safe, decent, affordable housing in the general community where they are from.

Advantage to landlords – with Section 8 tenants, the rent subsidies are paid directly to the landlord, not to the tenant, so there is virtually no risk of non-payment of rent.

There are certain unique HUD standards that properties must meet to qualify under Section 8.
As part of the Section 8 program, there is a compulsory annual inspection by the Chicago Housing Authority to ensure buildings are maintained to a high standard.

This gives extra peace of mind to investors re the ongoing maintenance of their properties.

WARRANTY DEED / TITLE INSURANCE

The role of the Title Company is to protect the investor by making sure the property being bought has a clean and clear title deed.

They will search public records to ensure there are no outstanding issues with the property title’s ownership and history. If any issues, debts, liens or outstanding taxes are found, the Title Company will ensure that these are settled before transfer of ownership proceeds.

When this is done the Title Company will issue a Warranty Deed and record the new ownership at the County Records office.
